Job Summary: Residential Property Manager

The role of residential property manager is to protect our owners’ assets and provide quality housing for tenants, plus manage and be accountable for our Rentals division. This position is a leadership position that interacts with all divisions of the business and external groups; thus, it requires a great deal of management skill. You are directing bookkeepers, making recommendations to executives, working with owners, and leading Assistant Property Managers. Property managers should aim to maximize the investment for our owners. In addition, the role demands risk mitigation on behalf of the company to prevent unwanted risks. This position requires an active WA State real Estate License and reports to our General Manager

Property Manager Duties and Responsibilities

· Business Operations:

o Conduct property showings, routine inspections, move in and move outs, generate work orders and oversee they are completed timely and effectively.

o Oversee the set-up of new accounts in the management system, generate appropriate reports for the General Manager and Leadership to oversee department

o Support the Accounting and Maintenance Departments with any necessary analysis, data and communication

· Communication and Business relationships:

o Provide thorough status communication to owners on their properties, manage property maintenance recommendations for owners, and provide updates on such as non-paid rent, lease extensions, evictions, tenant requests

o Manage any tenant disputes arriving from deposits or other tenancy issues

· Business Development:

o Procure new owner relationships by responding to any owner leads,

o Conduct new owner presentations and meetings, highlight and provide ideas for improvement throughout the business

· Team Support:

o Manage Property Managers and Assistant Property Managers in your division.

o Provide your team coaching, mentoring and general support in their jobs, provide support to the Maintenance Manager

o Support the smooth communication and handling of properties being re-rented or new properties being brought into the system

Your experience:

· Required to have WA State Real Estate license and maintain license and required education to sustain license.

· Be very knowledgeable and enforce Fair Housing and Tenant-Landlord laws along with any other necessary statues that affect tenancy in our owner’s properties

· Residential single family home property management experience preferred

What we offer:

· Compensation range: 65-80K DOE

· Company paid Time off, sick time, and 7 company paid holidays

Location:

Our office is in Puyallup, WA. Properties managed are in the greater Puget sound area ranging from Puyallup, Tacoma, Gig Harbor and more.
